We also apply a detailed inspection protocol that goes beyond the state minimum, giving you a builder’s insight — not just a checklist.
You’re not just hiring an inspector. You’re working with a professional who’s built homes in this region, solved problems in the field, and understands what matters most — for you, and for your investment.
The answer is simple: yes — always.
A professional inspection reveals the true condition of the property, not just what you can see during a showing. It can uncover hidden defects, safety hazards, or deferred maintenance — saving you thousands in repairs and giving you negotiation leverage.
Even in a competitive market, waiving your inspection is risky. Our job is to provide the insight you need to make a confident, informed decision.
We follow — and in most cases exceed — the North Carolina Standards of Practice. A full True Tide Inspection includes visual examination of:
Roofing (shingles, flashing, penetrations)
Exterior (siding, trim, decks, grading, drainage)
Foundation & Crawlspace
Structural components
Plumbing systems
Electrical systems
HVAC systems
Attic and insulation
Interior (walls, ceilings, doors, windows, stairs, railings)
Built-in appliances
Garages & outbuildings (if accessible and included)
We don’t just inspect — we interpret. You’ll get clear explanations and a full picture of the home’s condition, not just a list of issues.
Don’t worry — finding a few issues is totally normal. That’s why you hire a home inspector in the first place. Our goal isn’t to alarm you — it’s to explain what we find in clear, honest terms and help you understand how serious (or not) each item might be. Whether it’s something you can easily handle later or something you’ll want to negotiate before closing, we’re here to make sure you can move forward with clarity and confidence.
No. Home inspections are not pass/fail.
Every home has flaws. Some are minor and common; others may require urgent attention. Our role is to report what we observe and explain it in a way that helps you prioritize what matters most.
Think of the report as your roadmap, not a grade.
Inspection reports are usually delivered within 24 hours.
You’ll receive a digital copy by email, and we’ll provide a printed copy for your records as well. Each report includes photos, comments, and clear summaries to make your next steps easy.
We make every effort to walk the roof when it is safe to do so.
However, walking the roof surface is not required by the North Carolina Standards of Practice, and in some cases it may be unsafe or impractical. That said, we use a variety of tools and methods — including binoculars, cameras, pole-mounted systems, and drone technology — to thoroughly inspect roof surfaces even when direct access isn’t possible. Each report clearly states the method used to inspect the roof, and in most cases, walking the roof is not necessary to determine its general condition.
Yes — and many do.
Your realtor works for you. When they attend the inspection (especially the summary walkthrough at the end), they’ll have a clearer understanding of the home’s condition and can better advocate for your needs.
We’re also happy to answer their questions and keep everyone on the same page.
Yes — but we recommend joining us at the end of the inspection for the walkthrough.
This is when we go over our findings and answer your questions without distractions. Following us for the entire process can unintentionally reduce focus and slow the inspection.
We also offer a “Walk & Talk” inspection option if you’d like a more formal, verbal summary throughout the inspection.
Most inspections take 4 to 5 hours, depending on the home’s size, age, and condition. Larger or older homes may take longer due to the number of systems involved.
Yes. Our primary service area includes Onslow, Pender, and New Hanover Counties, but we do offer statewide inspections across North Carolina. Contact us for a custom quote if you're outside our primary coverage area.
Yes. Even new homes can have construction oversights, incomplete work, or installation errors.
We inspect newly built homes to verify that everything is completed properly before your final walkthrough or closing as well as Phase and Pre-Drywall Inspections.
The best way to prepare is to be curious and organized:
Bring a list of questions you want answered
Note anything unusual you saw during the showing
Let us know if there are systems or features you’d like explained We’ll take time to go over our findings and often provide helpful maintenance tips to use once you own the home.
We do not perform environmental or pest testing currently, but we can refer you to licensed professionals in our network for mold, radon, termite, or water quality testing.
The winter inspection includes a visual inspection of the AC system, but the system is not operated when temperatures are below 65 degrees Fahrenheit.
The Seller should always be asked to provide the service records of the HVAC systems. If a system is older than 9 years, it would be advisable to consult a HVAC contractor for an invasive inspection of the heating and cooling system prior to purchase.
Well and septic system inspections require specialized licenses and are not included in a standard home inspection. However, we’re happy to connect you with a trusted local expert from our referral network.
